Overview:
**MEMBERS ONLY**SIGN UP NOW***, Inc. is seeking an experienced Real Estate Legal Specialist to join their team. In this role, the Legal Specialist will be responsible for reviewing and analyzing complex real estate title documentation, negotiating agreements with landlords, coordinating the sale and acquisition of real property, and performing legal research in various jurisdictions throughout the United States. The role also involves resolving disputes with landlords and taking on special projects as needed.
A Day in the Life:
Conduct due diligence reviews for new stores, including review of title documentation, surveys, environmental reports, site plans and related documents.
Negotiation of Subordination agreements and other amendments with landlords
Coordinating the sale and acquisition of real property, including preparation of related documentation
Coordinating and tracking the recording of various documents in public records throughout the United States and Puerto Rico
Perform legal research and analysis on federal, state, and local laws on a national level, present findings, and make recommendations on necessary next steps. Draft proposed changes to legal documentation when necessary.
Participate in, and manage as needed, special projects as needed.
Qualifications:
5 years’ experience in real estate, title matters, sales and acquisitions at a law firm, title insurance company, or on an in-house legal team for a retailer or shopping center REIT or developer.
Ability to analyze real estate documents independently with minimal supervision.
Advanced understanding of real estate documents as the role requires the ability to effectively analyze the impact on our business and the need for required waivers, amendments to documents of record and other documentation to cover risks.
Experience in various real estate transactions beyond leasing (e.g., sales and acquisitions) with the ability to close such transactions and coordinate all documentation.
Role also requires excellent computer skills, including MS Word, Excel, PowerPoint, and Outlook, document management systems and lease administration systems.
Paralegal Certificate preferred. A four year college degree is preferred.
