Job Title: Associate Attorney - Real Estate Transactions (Closing Attorney) Location: High Point, NC Salary: $80,000 - $100,000
Overview:
The Associate Attorney role is a crucial position within the real estate industry, playing an essential role in facilitating the transfer of property ownership and ensuring the integrity of real estate transactions. As an Associate Attorney, you will provide legal expertise to finalize property transactions, safeguard client interests, and ensure compliance with relevant laws and regulations. This is a highly collaborative role that requires effective communication and coordination with clients and stakeholders throughout the closing process.
Key Responsibilities:
• Conduct table signings for residential and new construction transactions, adhering to company, client, and jurisdictional processes. • Draft and review contracts, deeds, leases, and other legal documents. • Review closing statements for financial accuracy and alignment with transaction terms and regulations. • Scrutinize loan documents and complete the closing package to safeguard client interests. • Provide comprehensive legal advice to clients and address any concerns that may arise during the transaction. • Apply knowledge of title insurance policies to protect clients from potential title defects and inform them of title-related risks and protections. • Conduct a thorough review of property surveys, inspections, and other relevant documentation to inform legal decisions. • Cultivate and maintain relationships with key stakeholders in the real estate industry to attract new clients and expand the client base.
Qualifications & Competencies:
• Active member of relevant state bar in good standing. • State-specific Notary Public. • In-depth understanding of real estate laws, regulations, and local ordinances. • Knowledge of property rights, land use, zoning laws, and environmental regulations. • Proficiency in handling real estate transactions, including buying, selling, leasing, and financing. • Effective communication skills to explain complex legal concepts to clients and keep them informed throughout the legal process. • Adhering to ethical standards and maintaining client confidentiality. • Problem-solving skills to analyze complex situations and develop creative legal solutions. • Detail-oriented with the ability to prioritize and multitask. • Ability to work on a team and build relationships with clients and stakeholders.
Success Factors:
• Accurate and timely notarization of closing documents. • Balance and accuracy of CDF & ALTA's with loan and title requirements before table signing. • High customer satisfaction with all table signings. • No premature release of keys without proper approval. • Ethical and accurate responses to client legal inquiries. • Thorough review and discussion of title insurance binders and property surveys with clients. • Compliance with firm policy and procedure in conducting title reviews. • Attracting 2-3 new deals per month from new relationships and holding 2-3 meetings with prospective business relationships.
